FEMCO builds multifamily communities two ways: new from the ground up, and rehabs that bring existing properties back. That covers market-rate apartments and LIHTC / affordable housing, including senior living. Between them, our senior team has built and developed more than 17,000 multifamily units over their careers.
New construction
Current and recent work includes Weston Landings, 64 units in Whiteville, and Castlebar Village, a 47-apartment senior community in Mooresville, both under construction, and Love Mill Apartments, 60 units of family housing in Whiteville, completed in 2024.
Rehabs
We have rehabbed apartment communities across the Carolinas, usually with new or renovated office, laundry and maintenance buildings and ADA site improvements alongside the apartments: Fairington West in Concord, Mountainwood in Taylorsville, Grifton Manor, Elm Green in Newport, Summerville Villas in South Carolina and Sedgefield in Mooresville. Springwood in Clinton, 70 apartments across two sites, breaks ground in late 2026.
Funding and compliance
Affordable projects come with paperwork. Depending on the funding sources, we handle the reporting and documentation that goes with Davis-Bacon, HOME funds, area wage determinations and certified payroll. When a project is aiming for LEED, EarthCraft or ENERGY STAR, we help weigh what those goals cost to build against what they return over the life of the property.
